Estate Management in Rancho Santa Fe
Stewardship for Rancho Santa Fe estates, where the house is only part of what needs looking after: the land, the outbuildings, and what the Covenant and the fire district ask of owners.
Pristine Home is the owner’s representative for the property: learning the house and the land around it, coordinating the people who care for both, and keeping you informed. We have cared for four Rancho Santa Fe homes over the years, including one in the Covenant today, and Pristine Home has cared for San Diego homes since 2017.

In Rancho Santa Fe, the House Is Only Part of It.
Many Rancho Santa Fe properties sit on acreage, with guest houses, groves, long drives, gates, and private security. Each brings its own providers and its own calendar: tree and irrigation work, gate and security systems, a guest house that needs the same attention as the main house.
Some owners here live on the property full time. Others are away for part of the year, and the land keeps growing while they are gone.
Someone has to look after all of it, not only the rooms you live in.
What Rancho Santa Fe Asks of Owners
Owning here comes with responsibilities that most San Diego homes do not carry. We keep them in view so they never arrive as a surprise.
Defensible Space, All Year
Every parcel in the Rancho Santa Fe Fire Protection District carries a fire hazard designation, and owners are responsible for maintaining defensible space year-round. District specialists inspect through spring, summer, and fall. We coordinate the vegetation work and keep it on schedule, so the property is in order between inspections, not just before them.
The Covenant and Exterior Work
Within the Covenant, first recorded in 1928, the Rancho Santa Fe Association’s Art Jury reviews changes to a property’s exterior. When a project touches the outside of the home, we keep that review in the plan and coordinate with your architect or builder so the work moves in the right order.
Land, Groves, and Outbuildings
Groves, irrigation, and mature trees need seasonal attention, and guest houses and gates have systems of their own. We keep one record for the whole property, so nothing is looked after twice or not at all.
One Representative for the Whole Property
We become the people who know the estate best: the main house and guest house, the land and its systems, the providers who work on each, and how you like things done.
When you are away, we visit on an agreed rhythm, respond if something happens, and have the property ready when you return. Billing is consolidated, so the cost of the whole estate is in one place.
You set the priorities for the property.
We keep every part of it moving.
What We Look After
The Main House and Guest House
Preventive care and routine walk-throughs of both residences, with attention to systems, finishes, and the details that slip when a property has more than one building.
The Grounds
Defensible space, groves, irrigation, and trees, with the work coordinated and kept on schedule through every season.
Gates, Access, and Security
Coordinating gate and access systems and working with your security provider, so the right people arrive at the right time.
Repairs and Projects
Representing your interests while repairs and improvements are underway, coordinating the work and the reviews it requires through completion.
Onboard. Care. Communicate.
We learn the house, the land, and the people who care for both.
We look after the whole property, season by season.
You hear what was done and what comes next.
